The Waterproofing System

OR-80SLM is a plural-component pure polyurea. The two components meet at the gun at roughly 2,000 PSI and 160°F, mix by impingement, and gel in three to six seconds on the panel.

On a roof, that speed solves problems no other chemistry solves cleanly. There is no wet film sitting exposed to dew, wind-blown dust, or an afternoon shower. Vertical curbs and steep standing-seam ribs take full thickness without sag. And because it is 100% solids, the wet mils you spray are the dry mils you keep — no shrinkage pulling the film thin exactly at the seam edges and fastener heads where you needed the build.

The elastomeric properties are the other half. A metal roof is a moving structure: panels expand and contract along their length with every thermal cycle, and the membrane on top has to accommodate that indefinitely. At 300–400% elongation with tear strength in the 400–500 pli range, OR-80SLM stretches over lap movement rather than splitting at it.

Miami-Dade approval matters here beyond hurricane jurisdictions — it is third-party documentation of wind uplift and impact performance that specifiers and insurers recognize.

Sound Galvalume or galvanized panel. Pressure wash and degrease. Watch for the passivation oils on newer panel — they must come off. 7001 Primer across the deck.

Kynar / PVDF factory-finished panel. These finishes are engineered to shed things, which includes coatings. Scuff, wash, and prime with 7001 — this is where 7001 earns its cost. Test-patch adhesion before committing a large roof.

Surface rust and corroded areas. SSPC-SP3 power-tool clean to sound, tightly-adhered oxide. The membrane isolates tight rust from moisture and oxygen and stops the reaction. Anything flaking or delaminating has to come off first.

Perforated or rust-through panel. Patch or replace the section. A membrane bridges a fastener hole; it does not bridge a hole the size of your hand over an open deck.

Previously coated roofs. Acrylic and silicone roof coatings are common on metal and frequently do not hold a topcoat. Adhesion test first. If the old coating pulls, it comes off.

Chloride and ammonia environments. Coastal roofs and livestock buildings both leave soluble contaminants that will osmotically blister any membrane. Test to below 7 µg/cm², wash and retest if it fails.

OR-80SLM is the field membrane. OR7K is the general waterproofing polyurea used where a detail needs a heavier localized build or a transition onto a different substrate.

In practice that means the stripe coats — laps and fastener lines get a pass of OR7K before the field goes down, so those details finish at roughly 80 mil total rather than the 60-mil field spec. It also means curbs, valley pans, gutter lines, parapet transitions, and any place the roof runs into masonry or concrete.

Both products are polyurea and both are sprayed from the same class of rig. Detailing first and field second is a sequencing decision, not an extra mobilization.
